Replacing a water heater is not just choosing a tank size and scheduling a swap. The better decision starts with why the existing system failed, how the household actually uses hot water, and whether the site can support the proposed equipment safely.

First confirm that replacement is the right decision

A storage tank keeps hot water ready and then recovers after use. A tankless unit heats water on demand within its rated flow and temperature-rise limits. “Endless” does not mean unlimited flow, and “simple tank” does not mean maintenance-free.
Tankless conversion may require different gas capacity, electrical power, venting, condensate disposal, wall mounting, piping, and service valves. A compatible tank replacement may involve fewer changes, but every existing connection still needs evaluation.
Compare the complete installed scope, expected use, maintenance, service access, and model-specific efficiency information. Do not accept guaranteed utility savings or a fixed payback date without an analysis based on actual models, use, rates, and conversion work.
Evaluate the installation site
The site can drive both equipment choice and project scope. A technician should assess:
- working and service clearances;
- doors, stairs, attic access, platforms, and removal path;
- water shutoff and piping condition;
- drain pan and safe drain routes;
- relief-valve discharge;
- thermal-expansion control;
- gas supply or electrical capacity;
- venting and combustion air for fuel-burning equipment;
- condensate management where applicable; and
- protection from weather, impact, or stored chemicals.
Do not assume existing work is suitable just because the old heater operated. A replacement model can have different manufacturer requirements.
Clarify permits and responsibilities
Permit and inspection requirements depend on the jurisdiction and work. Ask who will determine what applies, obtain any required permit, coordinate inspection, and address corrections within the agreed scope. - Permit and inspection responsibility
- Startup, leak checks, and functional verification
- Site protection and restoration boundaries
- Required maintenance
- Manufacturer and contractor workmanship terms

An advertised unit price, coupon, or old online range may omit major parts of this list. Financing, rebates, credits, and promotions can also change; verify current written eligibility and terms with the responsible provider.
Ask how water conditions affect maintenance
Scale can affect tanks, heating elements, valves, and tankless heat exchangers. The practical response depends on source water, temperature, use, model, and existing treatment. A generic statement that every Mesa home needs the same softener or filter is not a diagnosis.
